Black Knight’s property data is now sold by ICE: Intercontinental Exchange completed its acquisition of Black Knight on September 5, 2023, blackknightinc.com now redirects to ICE Mortgage Technology, and the records are offered as ICE Property Data and the SiteXPro portal — neither of which publishes a price.
So if you are comparing “Black Knight” against other sources, you are comparing ICE, and the first job is to work out which of its two products a quote was for. The second is to notice that both are built around a mortgage, and to ask what that means for a floor that calls homeowners about their roof or their furnace.

The Property Data page states the scale: 600 million-plus ownership, sales, assessment and mortgage records, historical data on more than 830 million transactions, 99.99% US property coverage across over 3,100 counties, and 400-plus data fields per record including mortgage and finance.
400 fields, and the handful a floor uses
Read the use cases on that page and the shape of the product is plain. Deed of trust and lien data for lender due diligence. Chain of title. Tax assessments for valuation support. AVMs and comparables. Servicing alerts on tax delinquency, vacancy and occupancy. Property-level climate risk for loan portfolios and mortgage-backed securities. It is the data a loan needs, gathered at the depth a loan needs it.
A solar, roofing or HVAC floor uses a handful of those fields: who owns the home, whether they live in it, when they bought it, how old the house is, and — useful here — what was last permitted, since ICE lists building permit data among its data types. What the floor needs most is the field neither ICE page lists: a phone number that reaches the owner, checked against the Do Not Call registry. A licence priced for 400 fields and portfolio-scale delivery is a lot to buy to use five of them, and the phone still has to come from somewhere else.
Stay with ICE if
- You originate loans in Encompass, where ICE says its Property Data is already integrated, or you service a portfolio that needs alerts on tax delinquency, vacancy and occupancy.
- You license property records into your own product, or need AVMs, lien positions or climate scores at portfolio scale.
- You are a lender marketing refinance or home-equity offers, where the mortgage fields are the targeting.
Replacing it for homeowner outbound
For a home-services floor, the alternatives fall into three groups, each covered in its own guide.
