The signal stack

What we read to find this buyer.

  • Where the owner gets mail

The owner’s name and mailing address. When that address is not the house, the owner lives somewhere else. When it is in another state, the record says so.

  • Owner phones and emails

Matched to the owner on the record, each phone with its Do Not Call flag. Bring your own address list and we add owners and phones, with the cost shown before anything runs.

  • New owners and listing status

Recent movers and new owners, and the listing status of each home, so you can skip houses already on the market. The last sale date sits on each record.

  • Value, equity and the house

Estimated and assessed value, a high-equity mark when the home is valued at more than twice what the owner paid, and the house itself: type, size, beds, baths, year built, lot and permits since purchase.

Who you’d never call

Taken out before the file ships.

Finding the right homes is half the work. The other half is the homes we remove — the part a list vendor skips because nobody counts the calls that should never have happened.

  • Homes already listed for saleListing status is on the record, so a seller or offer file can leave out homes that are on the market today.
  • Owners who live there, on an absentee fileOn an absentee or out-of-state file, homes where the owner lives at the address come out. On a new-owner or seller file, they stay in. It is the reverse of our home-services rule.
  • Do Not Call numbers in your dialerEvery phone carries its Do Not Call flag, checked against the federal registry. Ask for a file without flagged numbers for your dialer; the owner still gets your mail.

Proof

The method is measured. The test is yours.

The figures on this site come from solar call centers, because that is where we have the longest run of dialer exports. Real-estate files get the same owner match and the same Do Not Call check, and the test is yours: we measure it on your calls, not ours.
